Here is what you need to know!

The Town of Huntington has become stricter over the years involving rentals and the legality behind them. No longer are the days where you could put your house up for rent without going through the proper channels.

If your home is in the Township of Huntington, you have to apply for a rental permit and it must be approved before you list.

A rental permit is not required under these certain circumstances:

  • The owner/ owner’s immediate family lives on the property
  • There is a homeowner’s association or property management office on site

Step 1: Fill Out The Rental Permit Application

All condos, townhomes, apartment complexes, mixed-use occupancy, single, double, and multi-family properties must apply for a rental permit through the town. The Huntington Township rental permit application can be found at Included in the application is a Carbon Monoxide Affidavit, and both must be completed and notarized.

Step 2: Gather The Rest Of Your Documents

Did you think that you were done with the application? WRONG!

The Town of Huntington also requires this information to be provided along with the application:

        - Deed/Owner’s Duplicate Certificate of Title                                                    

        - Up To Date Survey (unless the property is a condo or townhouse)       

        - Government Proof of Residency (driver’s license, passport, etc.)           

        - Floor Plan (drawn to scale of the entire dwelling)                                       

         - Building Permits & Certificate of Occupancy

There is an application fee required to process your permit. It is a 75$ initial application fee, and a $475 fee to issue your final permit which is valid for 2 years.

Step 3: Have Your Home Inspected

When you apply for a rental permit, you have the ability to decide whether you want your property reviewed by an inspector from the Town of Huntington, or someone of your choosing.

If you would like to hire your own professional, they must be one of the following:

  • Licensed Professional Engineer
  • Registered Architect
  • New York State Certified Code Enforcement Official

Step 4: Contact Your Local Realtor

So now that you’ve completed your inspection and the permit is approved and issued, it’s time to list! If you are already working with an agent, let them know you’ve passed and it’s time to get the marketing started.
